Welcome to the Pass It Forward Real Estate Neighbors Program! (PIF Neighbors Program).
 
Learn how “Passing Forward” a portion of your commission to a selected Charity or non-profit can help attract new real estate referrals.  Hosting a Pass It Forward Event for the neighbors is a great way to start!
 
This program is designed to encourage neighbors to refer potential buyers to the real estate agent who currently has the listing on a house in their neighborhood. The broker, or agent, who is participating in the PIF Neighbors Program, will post a sign on the house indicating that they are a PIF Real Estate Agent. Most agents love referrals; it represents "new" business for them. In return for getting the neighbor’s referral, the agent will donate a portion of his/her commission to the Charity of choice. The Charity can be selected by the agent, buyer, or perhaps the neighbor. The amount of the donation will vary, depending on how the agent has set up their particular PIF program. ( a tax receipt will be received by the parties involved.)

Real estate brokers are taught that the ten closest neighbors to a for sale sign are the most likely to be influenced by the thought of buying or selling real estate. If the neighbors knew the realtor handling the house next door would be willing to donate a referral fee to their favorite charity, wouldn’t that be a unique and attractive marketing tool for the broker? It would be a reason for the neighbor to give business to that broker as opposed to someone else.

Farming an area in the real estate business is a known way to get recognition in an area as the local real estate expert; one that is respected and trusted. A broker typically chooses 500 homes or so within an area that agents can cultivate for referral business, or even ultimately to list their own homes with him.

Agents are encouraged to participate in local events that serve the area, to knock on all doors at least once a quarter, and get to know all those neighbors on a first-name basis. The PIF Neighbors Program is a perfect fit for this as it adds the element of caring and giving back to the community. Earning the reputation as a trusted, caring, and giving agent is what a good farming agent needs to do, as he strives to be known as the local, neighborhood real estate agent.

One way to show appreciation for being selected as the neighborhood realtor is for the agent to Pass It Forward to a charity of either the broker, seller, or even the buyer.

This is a wonderful marketing tool and a win-win situation for everyone involved in the transaction, and especially for the charity.

Neighbors is a realty referral network that links buyers of residential properties with a potential house for sale in the neighborhood. Our general concept is to raise money for schools and nonprofits promoting the Pass It Forward Movement. Neighbors will also want to help inform their neighborhood friends of this potential fund raising opportunity and by doing so a school or nonprofit organization may be the recipient of a donation.

We provide an exciting new way of funding your school or nonprofit in exchange for their assistance in promoting our service members, supporters and the general public.

We provide a service to home buyers who are looking for a means of supporting a preferred charity at no additional cost to them.

We will work with any real estate agent from any real estate company. We pride ourselves in our ability to work out a win win situation for the seller of the property.  It does not matter to us what company an agent works for, only that they can provide an exceptionally high quality of service to the buyer. 

HERE^S HOW IT WORKS!
Code of Ethics:  Person of Character

A neighbor (assuming they agree to the Pass It Forward Code of Ethics) registers a potential buyer with Pass it Forward Real Estate. Pass it Forward Real Estate is a We, The World Program.  We, The World is a 501 (c) (3) nonprifit organization that helps nonprofit organizations raise more money for their cause.  Once the registration form is completed, the potential buyer will be contacted by the listing agent of the house in the neighborhood. 
 
Agents who participate in our service have agreed to pay a common referral fee also known as an adjustment in their commission. This is quite common in the real estate business. This commission adjustment is donated to the charity of choice.  Under ideal circumstances the neighbor or buyer will receive a tax receipt for the contribution made to their charity as long as the organization is able to provide receipts.

Schools & Nonprofit Organizations promote Neighbors through their networks. In doing so they have the potential to receive a donation every time a successful real estate transaction is completed. The more the organization promotes Pass It Forward Real Estate, the greater the benefits. Remember this is an on-going, year round campaign.
