Pass It Forward Event for the neighbors is a great way to start!
This program is designed to encourage neighbors to refer potential buyers to the real estate agent who currently has the listing on a house in their neighborhood. The broker, or agent, who is participating in the PIF Neighbors Program, will post a sign on the house indicating that they are a PIF Real Estate Agent. Most agents love referrals; it represents "new" business for them. In return for getting the neighbor’s referral, the agent will donate a portion of his/her commission to the Charity of choice. The Charity can be selected by the agent, buyer, or perhaps the neighbor. The amount of the donation will vary, depending on how the agent has set up their particular PIF program. ( a tax receipt will be received by the parties involved.)
Real estate brokers are taught that the ten closest neighbors to a for sale sign are the most likely to be influenced by the thought of buying or selling real estate. If the neighbors knew the realtor handling the house next door would be willing to donate a referral fee to their favorite charity, wouldn’t that be a unique and attractive marketing tool for the broker? It would be a reason for the neighbor to give business to that broker as opposed to someone else.
Farming an area in the real estate business is a known way to get recognition in an area as the local real estate expert; one that is respected and trusted. A broker typically chooses 500 homes or so within an area that agents can cultivate for referral business, or even ultimately to list their own homes with him.
Agents are encouraged to participate in local events that serve the area, to knock on all doors at least once a quarter, and get to know all those neighbors on a first-name basis. The PIF Neighbors Program is a perfect fit for this as it adds the element of caring and giving back to the community. Earning the reputation as a trusted, caring, and giving agent is what a good farming agent needs to do, as he strives to be known as the local, neighborhood real estate agent.
One way to show appreciation for being selected as the neighborhood realtor is for the agent to Pass It Forward to a charity of either the broker, seller, or even the buyer.
This is a wonderful marketing tool and a win-win situation for everyone involved in the transaction, and especially for the charity.
